How the math works

The tool adds up four costs in each state: state income tax, property tax, sales tax and a homeowners insurance premium, plus the optional Texas MUD/PID and Florida insurance inputs. Income tax is one assumed average rate for each state and filing status, applied to gross income at every income level; it is not calculated from the 2026 brackets, so read that line as a rough estimate. The table below shows the rate the tool applies next to each state’s 2026 top rate. Property tax uses each state’s average effective rate on owner-occupied housing, which runs below what a new buyer pays in states such as California, where assessments of long-held homes are capped. Sales tax uses the combined state and average local rate as of 1 January 2026. The insurance premiums are the tool’s own assumptions and are not sourced. State and local taxes can also change your federal return through the SALT deduction, which this tool does not model; see IRS Publication 17.

Worked example

Take a married couple earning $200,000 a year who move from California to Texas, buy a $700,000 home and spend $40,000 a year on taxable purchases. These are the calculator’s default inputs. In California the tool applies its assumed 6.8% average rate, $13,600 of income tax, plus $4,900 of property tax (0.70%), $3,596 of sales tax (8.99%) and an assumed $1,800 insurance premium, for a total of $23,896. In Texas there is no state income tax, but property tax on the same home is $9,800 (1.40%), sales tax is $3,280 (8.20%), the assumed insurance premium is $4,200 and the MUD bond adds $2,500, for a total of $19,780. The difference is $4,116 a year, less than a third of the $13,600 income tax saving on its own. The 6.8% is the tool’s assumption, not a bracket calculation; California’s 2026 rates run from 1% to 13.3%, so a couple’s actual California tax at this income can differ from it.
